Window Sash Repairs

Check the windows sashes regularly for signs of damage, mildew and mold. You can save future repair costs by catching the issues in the early stages, before they get out of hand.

The sash is the interior frame that is vertically moved either up or down in windows that open. This article will teach you how to do easy repairs to upvc doors to your sash.

Weather Stripping

Wood window sashes provide the classic look to your home and, when properly maintained, they will last for a long time. However, they may become damaged or degraded as time passes because of exposure to the elements and normal wear and tear. However, sash repair experts can restore your windows to their original condition and keep them looking fantastic for a longer period of time than replacement windows.

The first step for repair sash window damage is to fix weather stripping, which can be found on both the sash as well as the frame. It can cause drafts if worn out or loose. To fix it, begin by determining your window's brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height to find the appropriate weather stripping replacement to match.

Then, remove the sash from its holder and place it on a flat surface to allow you to access all four sides. Once the sash has been cleared, you can replace parting stops. These are long pieces that divide the sashes. Pam prefers the standard 1/2-inch by 3/4 inch window trimming from the lumberyard. However, you could also substitute for a scrap piece of lumber.

After removing the stoppers for parting and trimming them to the desired length, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using your putty tool, and allow it to dry for at least a day. When the putty is fully cured it is possible to apply an acrylic latex topcoat. This will protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that holds the window sashes may wear out over time and with use. This can result in windows or doors that is difficult to open or close. It's important to know that replacing or repair of this hardware is typically simple and inexpensive. If you're having difficulty opening a sash spray some oil into the jamb channel. Then, slide the sash out to see if that fixes the problem. If not, the problem is most likely due to the sash balance and you'll need to take out the sash to access this hardware.

Sashes for windows should be able to be able to open and close with minimal effort. However, this can be a challenge if the weights have been worn out or the sash-to rail connecting rail isn't coated. It is crucial to have the tools needed before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will allow you to place the channel in the correct position after you've finished. Remove the sash and then remove all hardware including the parting beads, cords, and chains that hold the sash in place. Soften any putty that has been hardened with an electric heat gun set to medium and equipped with an nozzle shield. Take off the old sash and keep it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to keep the windows functional by replacing worn out weights for sash will improve its operation and help reduce energy costs. Sash weights are composed of heavy iron or lead cylinders that are encased in a hidden cavity and are connected via ropes to the movable window sash. These weights provide counterbalance, allowing the window to be closed and opened without the need for mechanical or electrical devices. The sash weights are usually neglected or ignored by homeowners, and are turned into scrap when they break; therefore you may have to locate replacements.

It's not easy to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that fits properly. You will also need a new piece of string, a length of sash cord, and a few sash pulleys that will tie the new sash weights onto the sash cord.

Older wood windows are joined with mortise and tenon joints. Pin punch and hammer can be used to take out the wood pegs that hold the components together. Over time, these chains may become damaged and make it difficult to raise windows. A new sash cord will give you the ability to move the sash upwards and downwards and hold it in place when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are usually installed by screws or nails and must be removed or relocated. You might be able to employ a hammer and chisel for removing them however, it is always best to lay down dust sheets prior to starting any work.

Once the access panel is removed, you can begin working on the sash. Utilize a flat bar, or chisel, to pry the tiny parting beads out of their grooves. It's important to take your time, as these are often wedged or nailed in place. If the sash remains in place, break the mortise and the tenon joints by using pin punch and hammer or screwdriver, and then take out the wood pegs attached to the components. The sash should be able to move around freely now, however it may need some lubrication to make it feel less stiff.

Measure the length of sash cord/chain needed to reach the sash slot at the bottom, and the pulley on the top of the jamb. Cut the cord/chain and then secure it as in the previous step. You can use nail, hammer or screws. However, nails are less likely to cause damage.

It's best to leave the original weights if you have purchased a kit that will replace the counterbalance that was previously installed. It's not expensive to buy these from salvage shops for architectural purposes and they'll be simple to install once you've got the sash open. Depending on the dimensions and shape of your window you may require one or two sashweights to keep it open.
